Cyprus is situated in the northeastern corner of the Mediterranean and is the third largest island
The landscape varies with idyllic beaches, rugged coastlines, large towns and beautiful small villages all untouched by time and the mountains are covered with pine trees.
Cyprus is a very popular location for home buyers, whether it is on the Northern or Southern side. Both sides offer wonderful and great value properties.
Healthcare
The standard of Cypriot healthcare is generally very good and English is widely spoken in hospitals and clinics. Holiday makers will be given emergency treatment but subsequent treatment will need to be paid for. Private healthcare is very reasonable and is probably the best choice for anyone spending a considerable amount of time there.
Visa and Residency Issues
Any EU citizen can stay for up to 90 days in Cyprus without a visa. Those wishing to spend longer will need a residence permit, which can be obtained from the local Cypriot authorities. This is a fairly straightforward process for anyone coming from an EU member state. That said, anyone wanting to stay permanently will need something called an Alien Registration Certificate. Proof of residence, funds and identity are required for this.
Fees and Taxes
Transfer tax in Cyprus varies between 3% and 8% with additional stamp duty payable of up to 0.2% of the property purchase price.
You will also need to budget for annual property taxes. These can be up to 3.5% of the value of your home.
In addition, allow between 1% and 2% for legal fees, although the norm is around 5%

SOUTHERN CYPRUS
Pafos and the West
Pafos has been transformed over a few decades from a sleepy little fishing port into a booming resort town. Pafos suits all kinds, with its great properties on the outskirts and easy accessibity to shops, restaurants and bars. Pafos was once the islands original capital and has a wealth of historic sites. It is also a great to visit nearby mountain villages and the nature trails of Akamas Peninsular.
Kato - Lower Pafos - this is where most holiday visitors stay but the harbour still provides a picturesque haven for fishing and sailing boats.
Northern Cyprus
The Turkish occupied North which comprises around 37% of the island contains some of the most beautiful landscapes, wonderful beaches, most dramatic historical sites and two of its finest towns in Cyprus.
Northern Nicosia
Compared with the thriving Southern half of the city, Northern Nicosia is quiet and very uncommercialised in the terms of tourism.
Kyrenia
Offering the most beautiful sheltered harbour in Cyprus and a grand old castle, the charming town on Kyrenia is the most striking of the islands towns. The ancient buildings that line the harbour have almost all been converted into bars or restaurants but are still relaxed and understated.
Limassol and the South Coast
Limassol is Cyprus for 'Good Time Town' with plush restaurants and a brash and boisterous nightlife. A few kilometres further on is Governors Beach, a dark sand beach which in recent years has been the focus of Hotel and Villa Developments.
West of Limassol
Half of the Peninsular is made up of Salt Lake Flats housing migrating birds notably Pink Falmingos from October to March. Still beautiful and many people have bought houses/apartments in this area.
