Bulgaria was voted No 4 in the best destinations worldwide

Situated in southeastem Europe, Bulgaria occupies the northeastern part of the Balkan Peninsula. The country’s total territory is 111,000 sq km and it has a 378km borderline with the Black Sea to the east.

The Bulgarian mountains which occupy half of the country's territory are easily accessible and are a prime destination for both Winter and Summer tourist activities including skiing, hiking and fishing.

As of March 2004 the country is a member of NATO and is invited to join the European Union in 2007. Bulgaria was voted No 4 in the best destinations worldwide. Bulgaria has also had a 25% growth in the last 12 months but still has the lowest property prices in Europe.

Ravda

Ravda is a sea resort with private hotels and lodgings on the south sea coast. With its hotels and its private homes, this area is a good investment area to buy your property. It has good rental potential as this area offers many attractions i.e. many water sports, wonderful restaurants and taverns offering delicious seafood and traditional Bulgarian cuisine.

For many years Ravda was known as a place for young people but this has now changed in the last 5 years and now it is only known as a family destination.



Velingrad

Velingrad is one of the oldest, most beautiful and most famous Bulgarian spa resorts. It lies at the western end of Chepino Valley, one of the most attractive parts of the Rhodope mountain range. The area of Velingrad has breath-taking scenic beauty such as magnificent coniferous and forests, flower- sprinkled meadows and crystal- pure water.



Sunny Beach

Sunny Beach is the largest and the sunniest Bulgarian resort with the longest and the widest beach strip with hotels spreading along the beach and among the dunes. The resort lies only 35km north of the city of Bourgas, stretching along a beautiful semicircular bay facing east. This resort with its beautiful views of the sea and mountains leaves you feeling in perfect harmony. The resort was awarded the prestigious blue flag international prize for proven ecological advantages.

Sunny Beach is a great place for investors as the area offers many hotels, restaurants, taverns with folklore shows, bars, casinos, cafes,. shopping centres and arts and craft bazaars which makes it a great rental investment. You can also find every sporting opportunity as 500 million Euros has been invested into this area in the last 4 years which has changed its clientele.



St Vias

The resort of St Vias is situated in the foot hills of the eastern tip of the Stara Planina mountain range. On the Black Sea coast and 40km north of Bourgas and just 4km north of Sunny Beach. The 1000m long beach with its tiny inlets is a unique and romantic place. This is known by the Bulgarians as the Bulgarian Riviera.



Sofia

The city of Sofia is situated 550m above sea level. Sofia is the highest city in Europe. There are distinct seasons here, dry hot summers and snowy winters. The capital of Bulgaria is one of the oldest settlements in Europe. Today Sofia is modern and busy but still full of cultural life.



Plovdiv

Plovdiv the city of seven hills is situated beautifully on two banks of the Maritsa River. 130 km south of Sofia with the mixture of ancient history and heritage. Style makes Plovdiv a place where the visitors can sample all facts of life and culture, not just of Bulgaria but also of Balkan region.



Pamporovo

Pamporovo is located approximately 1650m above sea level. Western Rhodopi, mountain range is in one of the most beautiful places of the Orpheus mountain.

Pamporovo has a rich tradition in welcoming tourists from all over Europe and providing for an unforgettable holiday. With the combination of location and weather it makes it the most sought after ski resort. Property here will always increase and always have great rental potential. The resort has 17.5 kilometres of alpine ski runs with different degrees. Borovets

Borovets is the oldest most developed mountain resort in Bulgaria. It is located 1350m above sea level on the northern slopes of the Rila mountains among age-old pine woods and at the foot of peak Mousala 73km away from Sofia airport. Borovets offers excellent opportunities for a whole range of winter sports. The resort has twice hosted the World Cup Alpine Skiing Rounds. It is also famous for its world class biathlon track. The slopes of Borovets have a permanent snow cover from November to May more than 1.5m thick which means that 5 months a year skiing rental is on offer and for the other 7 months of the year nature lovers may wish to rent.



Golden Sands

Golden Sands is the largest resort on the northern Black Sea coast. It is a magnificent resort with richly wooded hills, a white golden beach and clear blue seas. The beach strip is 3.5 km long and 100m wide. The average temperature in the summer is between 27and 30 degrees and the water temperate is about 25 to 28 degrees. Golden Sands is ideal for beach lovers and people that like their holiday full of sight seeing. Buying a property in this area will open up to a large rental cliental.



Bansko

Nestled between the Pirin, Rila and Rhodope mountains, Bansko is located at the foot of Pirin National Park, listed in the world register of Natural Heritage. It is a climatic mountain resort with a short hot summer and long mild winter. The region is famous for its cuisine and colourful folklore and offers various entertainment opportunities. Bansko is the youngest and the best developed ski resort in Bulgaria. The skiing conditions are excellent and the slopes offer runs for all types of skiers. Bansko is also a great place for you to visit in the summer. The Pirin National Park combines breath taking views with excellent opportunities for hiking and sight seeing, including a plethora of lakes, waterfalls, caves and historical sights. Balchik

The town of Balchlk is situated 36km northeast of Varna on the Black Sea coast. It is located partly on the sea shore and partly on the Dobroudzha and the Frangen plateau. The town has a history spanning over 2,600 years. Today Balchik is a small but very romantic Bulgarian seaside town with its white rocks and houses standing in tiers and its narrow streets and picturesque landscapes. The town is a living symbol of a peaceful world.

Healthcare
As a member of the EU, provided you carry a valid EHIC card you will be entitled to free treatment. That said, the Bulgarian healthcare system is considerably worse than that of the UK and private healthcare is strongly advisable.

Fees and Taxes

If a company needs to be set up for land purchasing, initial fees and taxes usually amount to around 500.00 pounds.

Aside from 2% property tax which is paid to the local municipality upon purchase, no other transfer taxes exist on real estate. Legal fees average around 3%
